The Form That Comes With The House
NRS 113.130 — the seller's disclosure at least 10 days before the sale closes
At least 10 days before a residential property is conveyed, the seller completes a disclosure form about its condition and serves it on the buyer or the buyer's agent. The seller's agent may not fill it in for the seller.
A new defect before closing. If the seller discovers a new defect, or that a disclosed one has become worse, after serving the form and before conveyance, the seller tells the buyer in writing as soon as practicable. If the seller will not repair or replace it, the buyer may rescind the agreement, or close and accept the property with the defect as revealed.
The form is not required in a foreclosure sale, a sale between co-owners, spouses or close relatives, the first sale of a home built by a licensed contractor, or a sale by a fiduciary handling a deceased or incapacitated person's property.
