Someone asked

“How long does a landlord in Oregon have to return a deposit?”

Getting The Deposit Back

To claim any part of the security deposit or prepaid rent, an Oregon landlord gives the tenant a written accounting stating specifically the basis of the claim within 31 days after the tenancy ends and the tenant delivers possession. Whatever is not claimed that way is returned within the same 31 days, by personal delivery, first class mail, or electronically where the parties have agreed.

Name the topic or the situation. A person reads every request, and what people ask for decides which Oregon pages get written next.

Leave it blank and the request stays anonymous. We do not record your IP either way.

About this guide — education built from the Oregon Revised Statutes as the Legislature publishes them, not a law degree in a webpage. Applying them to a particular situation is the work of a licensed Oregon attorney or a legal aid office. Current as of October 2026.

This guide covers common situations in real Oregon encounters. Not the whole legal code, not a replacement for a lawyer.
