The notice states the amount of the increase, the new rent, the effective date, and the facts behind any exemption claimed.
Three months' rent for going over. A landlord who raises rent beyond the maximum owes the tenant three months' rent plus actual damages.
The percentage cap does not apply to a unit whose first certificate of occupancy was issued less than 15 years before the notice, or to some regulated affordable housing.
