When The Storage Unit Is Sold
Wis. Stat. 704.90 — two notices, 14 days to pay, and redemption any time before the sale
In Wisconsin, a storage lessee is in default after failing to pay rent or charges for 7 consecutive days after the due date. The operator may then deny access until the lessee redeems the property.
Before disposing of or selling property, the operator delivers two notices: a first notice of the default and any denial of access, then a second by verified mail or email with an itemized claim and a demand for payment within not sooner than 14 days after the notice.
Redeeming before the sale. At any time before disposal, removal or sale, a lessee may redeem the property by paying the full rent and other charges due.
A late fee of $20 or 20 percent of the monthly rent, whichever is greater, is presumed reasonable. Property worth less than $100 may be disposed of rather than sold. Whether a sale was lawful is a question for a court and for a licensed Wisconsin attorney.
