House Rules and the Landlord's Name

AS 34.03.130 — rules posted, fair to every tenant and known at signing, and the manager and owner named in writing

  • It serves tenants' convenience, safety, health or welfare, protects the property from abuse, or shares facilities fairly.
  • It is reasonably related to that purpose and applies fairly to every tenant.
  • It is clear enough to tell a tenant what to do or not do.
  • It is not meant to dodge the landlord's own duties, and the tenant knew of it when the lease began.

A landlord may post rules on the tenant's use of the premises, and a rule binds the tenant only when all of those hold.

Who to serve. At or before the start of the tenancy, the landlord discloses in writing the name and address of the manager and of an owner or agent for notices and lawsuits, and keeps it current. Someone who does not becomes the landlord's agent for those purposes.
