Leaving a Lease Early
C.R.S. 38-12-402 — a victim-survivor may end the lease with written notice and evidence
A Colorado tenant who is a victim-survivor of unlawful sexual behavior, stalking, domestic violence or domestic abuse, who notifies the landlord in writing, provides evidence of the kind the section lists, and intends to leave out of fear of danger, may end the lease and vacate without further obligation beyond what the section sets.
Who handles this in Colorado: legal aid programs and the state offices, listed in the Colorado directory.
A call for help is not a lease violation. A lease may not let a landlord end it, penalize the tenant or take any adverse action because the tenant called the police or emergency help about one of those situations, and no agreement may waive the right to make that call.
