A Lien On Your House

Idaho Code § 45-507 and Idaho Code § 45-510 — a claim within ninety days, and a suit within six months

Ninety days. A person claiming a lien for work or materials files a claim with the county recorder within ninety days after completing the work or furnishing the materials, verified by oath, stating the amount, the owner, who hired the claimant, and the property.

A copy of the claim is served on the owner personally or by certified mail within five business days after it is filed.

Six months. A lien binds the property no longer than six months after the claim is filed unless a suit to enforce it is started within that time, or a payment or extension of credit is endorsed on the record.
