KRS 383.300 — a protected tenant may change the locks, and end the lease on 30 days' notice

  • A protected tenant is one protected by a domestic violence order or interpersonal protective order restraining unauthorized contact, under a lease made or renewed on or after June 29, 2017.
  • A landlord may not end, refuse to renew, refuse to rent, or otherwise retaliate because of a person's status as a protected tenant.
  • It is a defense to an eviction that the notice rests on acts that violated the tenant's order or led to it, including complaints of noise, disturbances or police visits.

  • After telling the landlord, a protected tenant may rekey or replace the lock at the tenant's own expense, and gives the landlord a key on request.
  • A protected tenant may end the lease by written notice effective at least 30 days after the landlord receives it, with a copy of the order.
  • The tenant then owes rent prorated to the effective date.
