KRS 383.670 — after abandonment, the landlord makes reasonable efforts to rent the unit again
If the tenant abandons the unit, the landlord makes reasonable efforts to rent it at a fair rental. If the landlord rents it for a term starting before the old agreement would have ended, the old agreement ends on the date the new tenancy begins.
- A landlord who does not make reasonable efforts to rent it, or who accepts the abandonment as a surrender, is treated as ending the agreement on the date the landlord learned of the abandonment.
- Where the lease requires notice of an absence of more than seven days and the tenant willfully gives none, the landlord may recover actual damages, and may enter at reasonable times during that absence.
This section is part of the landlord tenant act, which applies where the city or county has adopted it.
