After the first year, a reason. After the first year of occupancy, a landlord may end a month to month tenancy only for a tenant cause the chapter names, or for a qualifying landlord reason with the notice the section requires.

A fixed term may be ended by the landlord during the term only for cause. A fixed term ending after the first year of occupancy becomes month to month unless the section provides otherwise.
