ORS 105.465 and ORS 105.475 — the seller's disclosure, and five business days to revoke the offer

A seller of a home of one to four units, a condominium, a timeshare or a manufactured home on owned land completes, signs and delivers a seller's property disclosure statement to each buyer who makes a written offer.

Five business days to walk away. Unless the buyer has waived it in writing, the buyer has five business days after delivery of the statement to revoke the offer, by a separate signed written statement disapproving the disclosure. The buyer then gets back every deposit, and the offer is void.

If the seller never provides the statement, the buyer can revoke until closing. Closing ends the right.
