    Where rent due is not paid on demand, the notice to leave gives ten days from service, unless the lease provides for a shorter time or the tenant waived the notice.

    Either side may appeal to the court of common pleas within ten days; a tenant's appeal stops the eviction only with the judgment amount paid in cash or bond and the rent that comes due paid into escrow within ten days after each payment is due.
