Belongings Left Behind
W.S. 1-21-1210 — written notice, then seven days to claim it
Once the landlord lawfully has the unit back, trash and anything reasonably believed to be hazardous, perishable or valueless can be thrown out at once. Property left in the unit is presumed valueless and abandoned.
Who handles this in Wyoming: legal aid programs, lawyer referral and the state offices, listed in the Wyoming directory.
- For valuable property, the landlord sends a written notice describing it and saying it will be disposed of after seven days unless the renter takes it or says in writing they will.
- The notice counts as served when mailed by certified mail to an address the renter gave for this, when personally delivered, or when published in a county newspaper.
- A renter who answers in writing within the seven days gets seven more days after the answer to collect the property.
The landlord is owed reasonable storage costs, or actual costs if stored commercially, plus the cost of moving it there, paid before the renter takes the property.
