The Utilities Deposit
W.S. 1-21-1208 — refunded within ten days of showing the utility bills are paid
Money held and separately identified as a utilities deposit is refunded within ten days after the renter makes a satisfactory showing that all the utility charges they incurred are paid.
Who handles this in Wyoming: legal aid programs, lawyer referral and the state offices, listed in the Wyoming directory.
- Without that showing within forty five days of the end of the agreement, the landlord applies the deposit to the renter's unpaid utility debt within fifteen days after that.
- Any refund left over is paid within seven days after the deposit is applied, or within fifteen days after the landlord receives the renter's new mailing address, whichever is later.
A landlord who unreasonably fails to follow these steps can be made to pay back the full deposit and court costs.
