A tenant who stays after the lease ends without consent may be sued for possession, and if the holdover is willful and not in good faith, the landlord may recover up to one and a half months' rent or one and a half times the actual damages, whichever is greater.
A tenant who leaves before the lease ends is not freed of it, but the landlord makes reasonable efforts to rent the unit at a fair rent, and the lease ends when a new tenancy begins.
