A Lien On Your House

Neb. Rev. Stat. § 52-137 and Neb. Rev. Stat. § 52-140 — recorded within one hundred twenty days, and enforceable for two years

One hundred twenty days. A contractor's or supplier's lien does not attach and cannot be enforced unless it is recorded no later than one hundred twenty days after the claimant's final furnishing of services or materials.

A recorded lien stays enforceable for two years after recording.

A demand to sue. An owner may give the claimant a written demand to start a court proceeding, and the lien lapses unless within thirty days the claimant sues or records an affidavit that the contract price is not yet due.
