When the Landlord Can Come In

R.I. Gen. Laws § 34-18-26 — two days' notice at reasonable times, an emergency, or an absence of more than seven days

A tenant does not unreasonably refuse entry to inspect, make repairs or improvements, supply services, or show the unit to buyers, lenders, tenants or contractors.

Two days' notice. Except in an emergency or where it is impracticable, the landlord gives at least two days' notice and enters only at reasonable times. The right of access may not be abused or used to harass.

Without consent, the landlord may enter in an emergency, or during an absence of more than seven days when reasonably necessary to protect the property, and otherwise only by court order or after abandonment or surrender.
