When Repairs Cost Too Much
W.S. 1-21-1203 — the landlord may end the lease instead, with ten to twenty days to move
A landlord may refuse to correct a condition and end the rental agreement where the cost of repairs would be more than is reasonable given the rent, the property or the agreement.
Who handles this in Wyoming: legal aid programs, lawyer referral and the state offices, listed in the Wyoming directory.
- The landlord tells the renter in writing within a reasonable time after the notice of the problem.
- The renter gets time to find other housing: no less than ten days and no more than twenty days from the date of the landlord's notice.
- Rent is prorated to the day the renter leaves, and the balance is refunded along with any deposit due.
