Where the Tenant Law Applies

W.S. 1-21-1201 — a renter's principal home, written or oral, and not a mobile home lot

Wyoming's residential rental law covers a renter's principal place of residence, with its grounds, common areas and any facility the rental agreement provides. It does not cover a mobile home lot, or recreational property rented on an occasional basis.

  • A rental agreement can be written or oral.
  • The owner includes a managing agent, leasing agent or resident manager for notices, unless the rental agreement says otherwise in writing.
  • A renter is anyone entitled under a rental agreement to occupy the unit to the exclusion of others.

A duty can be moved in writing. Any duty in this law can be assigned to the other party, or changed, by an explicit written agreement signed by both. The law also does not reach breakage or malfunctions that do not materially affect the physical health or safety of the ordinary renter.
